Safe and well maintained homes, are our priority and also our collective responsibility.
As a fully Mutual Co - operative, we all have a duty of care to make sure that all our homes are safe, well maintained and inline with Government Safety and Building Regulations. We aim to provide an efficient and cost effective maintenance and repairs service to all tenants.
Sydenham Housing Co-Operative will ensure that all contractors on its contractor list are aware of the co-op’s Equal Opportunities Policy, and are expected to abide by it, and have one of their own. Sydenham Housing Co-Operative will review the performance of contractors, noting any particular concerns raised by tenants.

From this point social landlords will have to address all emergency hazards and all damp and mould hazards that present a significant risk of harm to tenants to fixed timeframes.
In 2026 Government will extend regulations to include the following hazards where they present a significant risk of harm:
excess cold and excess heat
falls associated with baths etc, on level surfaces, on stairs and between levels
structural collapse, and explosions
fire, and electrical hazards
domestic and personal hygiene and food safety
